Good Dim Sum in Perth

Can ayone reccomend good dimsum places in Perth/Northbridge? Perferably somewhere where at least some of the waitstaff speak good enough english to answer "What's this one made of?" :)

Jade Restaurant (formerly Jade Dynasty) on Francis St Northbridge (a couple of doors down from Han's).

there is a good one opposite the Brass Monkey, on James Street, the name of which escapes me.

(there is also a good one in Melville, and one in Leeming, and a passable one in Cannington)

S'cool, I wasn't in any danger of thinking the building opposite the other side (afaict the home of the "awesome" kid festival) was a dim-sum place :)
